i want to pay my mortgage off and for a small charge the building society
used to hold the deeds. santander told me they no longer do this but when i have made my repayment they will send the deeds to me and i then have to get a solicitor to have santander's charge removed at the land registry office.if i hold the deeds why do i need a solicitor?

you don't need either the deeds or a solicitor. Deeds are irrelevant and whatever a solicitor would do to lift the charge you can do yourself but it may be easier to have a solicitor do it.
Paper deeds are no longer relevant provided that the house has been sold 1990 iirc. The detail that is held at the land registry is now what replaces for paper deeds. Santander need to remove the charge, no one else can do it and it shouldn't need a solicitor. Out bank just removed the charge from the Land registry deeds when we paid off our mortgage.
