Great, so no real rush then.....what price do you think, in a good market, you can get for it?.......
The reality is that if you want to sell NOW......and not wait until the market hopefully recovers more, if at all, you have to go for whatit's worth in todays climate....which is such a shame, i know, but if you ask too much for it, you wont have any viewings as people will just think it''s too high.
What i would do, is have a word with the estate agent or agents, if using multiple that you ask to sell the property for you, and if they say it's worth £410,000 on todays market, ask them to market it at your slightly higher price....has to be sensible though....not too much more.......say £440,000 BUT ask the estate agents to tell prospective buyers that you and your hubby are flexible and will listen to offers.....that way if you market high....you'll get a sensible offer.....not the £360,000 - 380,000 that you may get.......would think about the £420,000 mark if in good order.
It's worth a try for a while.....see what happens.
