I live in a shared rented flat and have to move out before my contract is finished due to a new job. I have contacted the landlord and he said he is OK with me subletting my room to another tenant until the end of my contract in August; however this is a violation of my contract. I will not get my deposit back until the end of the tenancy in August and the new tenant will have to pay me rent and I will pay the landlord. (I am not able to just terminate my contract as the other tenant I live with will not move out until the end of the current contract and we have a shared tenancy agreement so the only option I have is to rent out my room as I have to move miles away for this new job)
Is there any advice anyone can give me regarding writing a contract for the new tenants (I was just going to photocopy my current contract with changed names), and generally making the situation easier for myself, I don't want a massive bill to pay should I end up being liable for any damages the replacement tenant may incur.

For more on marking an answer as the "Best Answer", please visit our FAQ.you sound like you have the right idea in just copying your contract and changing the names etc. BUT i would recommend you get it in writing from the landlord that you can sublease - as this is a violation of your contract it could cause problems if something goes wrong... re deposit make sure you get this from the tenant to engage.
