If I have a house up for sale through an estate agent and after more than 6 months they have not found a buyer. If I am approached by someone with an offer who have not viewed the property via the esate agents do I still incur esate agents fees on completion of the sale

It depends on the terms of your contract with the estate agent.
how did they come about looking at the property. Even if they juist saw the sign outside its still attributed to the estate agent.

The agent will find pretty much any way to get you to pay the fees
this happened locally here a few years ago - the house had actually been taken off the market for several months but the estate agent still sucessfully sued for a fee.
it depends on the deal but most likely yes.
