House looks lovely Tam - but I don't recognise the town/village. Is it near somewhere I've heard of? Like Broadstairs? Dover? Folkestone?

Its about a 10 min drive to broadstairs and the same for Margate.
I lived in Broadstairs as a kid - are you near Pegwell Bay? Love it!

Yes thats just down the road from where i am, where the old hoverport used to be many years ago, the viking ship.

I do sympathise about your plight (BTW I live near Rye,not that far away).
The BIG problem I can see is the proximity of your (lovely) house to Manston Airport,especially given the fact that there was a big splash on the Meridian News about FlyBe flying new routes out of Manston.
Also the manager of the airport was talking about LARGE aircraft coming in too.
BUT
If you have ever seen the TV programme "Open House" with Kristian Digby,where he helps people who are having problems selling.
He makes up a "House Pck" (not be confused with HIP),which shows off the good points of the house,and the area.The person viewing takes this away with them, and of course it gives them a reminder about the house so it doesn't go out of their mind.
Please don't give up heart,the market WILL rise(eventually) but you are the only person unable to sell.

The only thing I would change is on your listing.
List it as "4 bedroom house with 2 Bedroom Granny Annexe"this doesn't sound as daunting (or indeed as large) a "6 Bedroom House" which can put some people off,who don't want anything as large as a 6 bed.Really push the advantages of the annexe.Check with your Council if a new owner could let it (if possible) as holiday let,as you are so close to Pegwell Bay and Ramsgate,or indeed just make an income by letting the annexe to a tenant.

This list properties by area,so anyone entering Ramsgate,or the surrounding area,and the amount they wish to pay sees all properties from many agents.

Morning Mr Veritas, yes i understand what your saying about Manston, but its really not that busy with aircraft even when we had the EU JET here, they were doing holidays, the properties are selling all around us, even just up the road which the aircraft pass along the side of the properties are selling fast, im hoping someone from Pfizer will view as the factory is just a 10 min drive towards Sandwich, and yes to Prime location we are on there, not much cop tho is it lol. Thanks anyway. xxxx

By the way i love Rye, when i was very much younger we went camping in the woolpack, in the middle of the field with cows poo lol, do you know it? xx

Cant find any info on " open house " x
Get your Estate Agent to organise an open house for you,that is part of his job.
It's possible that a 6 bedroom house in that area is just too large - what I mean is that it may have been 'over extended' in the past to suit a particular family. From the pictures, it does seem to have had a lot of extension work done. Possibly the annex was a granny annex and the layout now wouldn't suit everyone? It's not everyone who would want two kitchens in their property, for instance. So, youre looking at a very small, niche market.

On Rightmove there is another 6 bedroom property in Cliffsend on the market for £385,000. Have you looked at that one in comparison to yours? Why would you, or the agent (I think it's the same agent), think yours is worth £25,000 more?

Mouseprice says its been on the market for over 8 months and the price has been substantially reduced, is that right? To me (and we're actually looking to move house and we did initially consider Kent) it would make me slightly wary as I would immediately wonder what was wrong with it. Also, I'd obviously be looking at the cheaper 6 bedroom property in preference - unless we were particularly looking for a granny annex.

Hi twenty, we put the granny annexe onto the side of the property for my parents, there is absoloutly nothing wrong what so ever the house, everything is brand new, the annex is only 2 years old, the price has been reduced because of the market situation and the agents told us that the initial price was too much and we would never sell it for that, we have started to get viewers now so hopefully we may get a purchaser soon. You say 2 kitichens, one of them is in the annexe not in the main house.
